A Bathroom Is a Waterproofing Job With Tile On Top

Almost every failed bathroom we are called to look at failed in the same place, and it is never the tile. It is what went on behind and under the tile. A shower pan that was not sloped correctly, a wet wall built with the wrong board, a niche cut in without being properly sealed, a drain that was close enough. Tile hides all of it beautifully for about four years. Then the ceiling below starts to tell on it.

This is the part of a bathroom worth paying attention to, because it is the part you will never see again once the job is done and the part that decides whether you are doing this once or twice.

Second Floor Bathrooms in Older Homes

Moving a second floor bathroom, or adding one, is a structural conversation before it is a plumbing one. Older joists were sized for the loads of their day, and a modern soaking tub full of water sitting where a small steel tub used to be is a meaningfully different load. Add the notching that new supply and waste runs need, and the framing has to be looked at honestly. We would rather size that correctly at the estimate than have you find out about it from the ceiling downstairs.

Ventilation Is Not Optional Here

Illinois runs humid in summer and sealed tight in winter, which is the worst combination for a bathroom that vents poorly or vents into an attic. An adequately sized fan, ducted properly to the outside, does more for the lifespan of the room than any material you can choose. It is a small line on the estimate.

Planning for Later

A good share of the bathrooms we build now are for people who intend to stay in the house. That changes the design in sensible ways: a curbless or low-curb shower, blocking in the walls now so grab bars can be added later without opening anything back up, a door width that works, lighting that suits older eyes. None of it has to look clinical, and doing it during a remodel you were doing anyway costs a fraction of retrofitting it.
