Why 1970s Driveways Fail the Way They Do

Original driveways from that period were often poured thin, on minimal base, without air entrainment. All three shortcuts show up eventually and they compound. Once the surface starts scaling there is no repair that lasts, because the paste at the surface is gone and every freeze takes a little more. The honest answer is tear-out and replacement on a properly compacted base with a mix built for this climate. The replacement will outlive what it replaced by a wide margin.

The Split-Level Stoop Problem

Split-levels and bi-levels put the front entry half a storey up, so the stoop and steps do a disproportionate amount of the house's visual work. When those steps crack, settle and pull away from the foundation, the whole front elevation looks tired regardless of what the rest of the house is doing. Replacing the stoop and the walk together, in a stamped pattern that suits the brick, is one of the highest-return exterior projects available on this housing stock. It costs a fraction of a facade update and changes the impression completely.

Repair, Lift or Replace

Not everything needs tearing out and we will tell you which of the three you are looking at. Grinding handles a small lip on sound concrete. Slab-jacking lifts a settled but structurally intact slab back to grade by pumping material into the void underneath, for considerably less than replacement. Replacement is for concrete that has actually failed. A contractor who quotes replacement on every slab without looking at what is under it is not doing you a favour.
