Twenty-Five Years Is Not the End of a Slab's Life

That is the frustrating part. A driveway or walk built properly should be sound at thirty years and serviceable well past it. Concrete poured fast, on a thin base, on fill that had not finished settling, starts separating at the joints and dropping at the driveway crossing at around twenty. The concrete itself was usually adequate. What was underneath it was not, which is why pouring a new slab on the same unprepared base simply restarts the clock.

What Doing It Once Looks Like

We excavate past the failed subgrade rather than pouring over it, bring in stone and compact it in lifts, use an air-entrained mix, and cut control joints at the correct depth on a real grid so that the inevitable movement shows up in a straight tooled line instead of a diagonal crack through the middle. Residential flatwork goes down at four inches, thickened to five or six where vehicles cross it. It costs more than a skim and a pour. It is also why we are not back in fifteen years.

Because so many Montgomery homes were built from the same handful of plans, a stamped concrete patio is genuinely the most cost-effective way to make a property stand out. We frequently replace the small poured slab that came with the house with a properly sized outdoor living space, finished in an ashlar slate or seamless stone pattern that reads as natural stone at a fraction of what stone costs.

Montgomery's clay-heavy soil holds water, and water is what frost heave needs. Drainage planning is not an add-on here, it is the job. We grade positive fall away from the foundation, and where the slope works against us we build it into the design with a step or a swale rather than fighting it.
