Carpentersville is really two communities sharing a name and a river. East of the Fox are the older neighbourhoods, tighter lots and concrete that has been in the ground long enough to have earned its retirement. West toward Randall Road are the subdivisions that filled in through the 1990s and 2000s, where the concrete is young and the problems are entirely different. East of the River: Replacement Work

The older sections were built before air-entrained concrete became standard for exterior flatwork in this climate. Air entrainment puts microscopic bubbles into the mix that give freezing water somewhere to expand. Without it, a slab in northern Illinois surface-scales eventually. If your driveway or walk looks like the top eighth of an inch is flaking away in sheets, that is what you are seeing, and there is no sealer or topping that reliably reverses it. Replacement with a proper mix is the honest answer, and it will outlast the original by decades.

West of Randall: Additive Work

In the newer subdivisions the houses came with a small builder patio, a single-width drive and a straight walk to the door. Nothing is wrong with any of it structurally; it is simply undersized for how people actually use a back yard. Most of what we do out here is expansion: a properly sized stamped patio, a widened drive with a decorative apron, a walk that curves instead of running square to the house.

The Grade Problem Near the Fox

Carpentersville has meaningful elevation change close to the river in a way most of the Fox Valley does not. On those lots a patio or walkway is a drainage decision before it is a paving decision. A slab laid without regard to fall becomes a dam: water that used to sheet across the yard now pools at the edge, saturates the base and pushes the slab out of level with the first hard freeze. On the wrong lot it sends water at the foundation, which is a far more expensive problem than cracked concrete.
