South Elgin Concrete Driveways: Two Towns, Two Different Jobs

South Elgin runs along the Fox River in central Kane County, a short drive north of our Batavia shop, and it is really two markets. The older streets near the river carry driveways that have been in the ground long enough to have earned replacement. West of Randall Road the subdivisions are newer and the concrete is young enough that when it fails, the concrete usually is not what failed.

Older Streets: Why Replacement Is the Honest Answer

Driveways poured before air entrainment became standard for exterior flatwork in this climate surface-scale eventually, and once the paste at the surface is gone there is no sealer or topping that reliably brings it back. Each freeze takes a little more. If your drive looks like the top eighth of an inch is flaking away in sheets, that is what you are seeing. Replacement with a proper mix on a properly compacted base will outlive the original by decades, and we would rather tell you that than sell you a resurfacing that buys two seasons.

West of Randall: The Base Moved, Not the Slab

In the newer subdivisions the slabs are frequently sound and what shifted was the ground beneath them. Concrete poured on fill that had not finished settling drops at the apron, separates at the joints, and cracks in a straight line where a utility trench crosses. Pouring a new slab on the same unprepared base simply restarts that clock. We dig out the failed subgrade, bring in stone and compact it in lifts, and where the slabs are intact and only the support is gone we will tell you that slab-jacking is the cheaper and better answer.

Concrete Versus Asphalt Here

Concrete costs more up front and lasts considerably longer, typically twenty-five to thirty years against a decade or so for asphalt, with far less maintenance in between. It also takes a decorative border, a stamped apron or an exposed aggregate finish, none of which asphalt can do. In a village where a lot of houses on a street share an elevation, that finish is most of what makes one property look considered.

River-Adjacent Lots and Frost

Subgrade closer to the Fox carries more moisture than the flatter ground further west, and saturated soil is the ingredient frost heave needs. On those properties we over-excavate, build a free-draining compacted stone base rather than pouring on native clay, and pitch the finished surface so water leaves the slab. It is more work than a skim of sand and a pour, and it is the reason our drives here are still flat.
