Proximity to the Fox River means groundwater sits higher on some South Elgin lots than on the flatter farmland west of town, and that is the single biggest factor in how a foundation should be built and drained here. A footing placed without regard to the water table, or a wall backfilled without proper drainage, will telegraph that decision for the life of the building. We check what we are building on before we specify, rather than pouring to a standard detail and hoping.
On a new build the foundation sets everything above it, and mistakes at this stage are the most expensive ones to correct. On an addition there is an extra problem: the new footing has to account for the existing foundation's depth, condition and bearing, and excavating alongside an old foundation can undermine it. This is the part of a project where shortcuts stay invisible for about two years and then are not invisible at all.
Not every crack is structural. Hairline vertical cracks in a poured wall are common and frequently just curing shrinkage. What warrants a look is a crack that is wider at one end than the other, one with displacement where the two faces no longer line up, a horizontal crack in a basement wall, doors and windows that have started binding, or water entering along a consistent line. We will tell you which of those you have, and we will say so when the honest answer is that it needs monitoring rather than money.
Where a wall is sound but leaking, crack injection seals the path without excavation. Where a footing has settled locally, underpinning is often less disruptive and less expensive than replacing a wall.
