Trip Hazards, Liability and What Actually Has to Be Fixed

The practical question is when a lip becomes a legal problem. Most Illinois municipalities treat a vertical difference of roughly half an inch as the threshold where a slab is considered a hazard, though every village sets and enforces its own standard, and the village is the authority on which walks it owns. Where the lip is small and the slabs are otherwise sound, saw-cutting or grinding the edge is a legitimate fix that costs a fraction of replacement. Where the slab is cracked through, spalled, or has settled as a unit, grinding just buys a season.

Repair, Lift or Replace

There are three honest options and we will tell you which one your walk needs. Grinding handles a small lip on sound concrete. Slab-jacking lifts a settled but intact slab back to grade by pumping material underneath, which is far cheaper than replacement and works well over a void. Replacement is for concrete that has failed structurally. Anyone who quotes replacement on every walk without looking underneath is not doing you a favor.

How We Build a Walk That Lasts in Wheaton

The slab is the part you see and the smallest part of the job. We excavate past the failed subgrade rather than pouring over it, bring in stone and compact it in lifts, and form to a consistent width and a positive pitch away from the house. Residential walks go down at four inches, thickened to five or six where a driveway crosses them and vehicles will run over the edge. The mix is air-entrained, which is what lets concrete survive an Illinois winter, and control joints are cut at the correct depth and spacing so the inevitable movement shows up in a straight tooled line instead of a diagonal crack across the middle.

Salt, Snowplows and the First Winter

New concrete is at its most vulnerable in its first season, and the fastest way to ruin a good walk is de-icing salt applied before it has fully cured. Use sand for traction through the first winter. After that, avoid products containing ammonium sulphate or ammonium nitrate entirely, and go easy on rock salt at the driveway apron where plow blades and meltwater concentrate. A sealer applied at the right time helps, and we will tell you when that is rather than selling you one on the day of the pour.
